Jim Wood Realty Review

Ignorres landlord and tenants rules and regs, codes, and obligations, just colelcts the property owners monies, and then tries to blame tenants for their failure to maintain porperty, Do not rent from this company. 83.03?Termination of tenancy at will; length of notice.—A tenancy at will may be terminated by either party giving notice as follows: (1)?Where the tenancy is from year to year, by giving not less than 3 months’ notice prior to the end of any annual period; (2)?Where the tenancy is from quarter to quarter, by giving not less than 45 days’ notice prior to the end of any quarter; (3)?Where the tenancy is from month to month, by giving not less than 15 days’ notice prior to the end of any monthly period; and (4)?Where the tenancy is from week to week, by giving not less than 7 days’ notice prior to the end of any weekly period. History.—s. 3, ch. 5441, 1905; RGS 3569; CGL 5433; s. 34, ch. 67-254; s. 3, ch. 2003-5. 83.51?Landlord’s obligation to maintain premises.— (1)?The landlord at all times during the tenancy shall: (a)?Comply with the requirements of applicable building, housing, and health codes; or (b)?Where there are no applicable building, housing, or health codes, maintain the roofs, windows, doors, floors, steps, porches, exterior walls, foundations, and all other structural components in good repair and capable of resisting normal forces and loads and the plumbing in reasonable working condition. The landlord, at commencement of the tenancy, must ensure that screens are installed in a reasonable condition. Thereafter, the landlord must repair damage to screens once annually, when necessary, until termination of the rental agreement. I also suggest anything the porperty owners leave on the premises you request to be removed, as upon moving, Jim Wood realty will throw out all of it, and accuse it of being yours, they do not check or know the properties they rent out at all. For Example, our rental porperty had a Koi pound the preperty owner installed, they said it was a flower bed and it was destroyed by filling it with water, even though the Koi is still alive and in it. They never checked what was wrong with the house according to the move in sheet, never pulled it out, and showed up during cleaning to try and do a inspection three weeks early, gave a short two moth move out date even though state says minimal of 3. .
